• Support obtaining insurance and renewals.
• Support arranging financing of large capital expenditures which exceed reserves as an alternative to special assessments.
• Be present at unit owners’ annual meeting and any trustees’ meetings at which I may be called upon for assistance.

• Support contracting for routine services such as cleaning and landscaping.
• Support contracting with utilities and facilitating access for meter readings, maintenance or replacements.
• Consult on issues concerning property repairs, maintenance, renovations and larger projects, contracting for their performance and monitoring their progress and completion.
• Maintain a duplicate set of keys to the property in an anonymous, numbered key system.

• Support preparation of all association documents, i.e. annual operating and capital budgets and tracking performance against budget in monthly financial reports.
• Accumulation and deposit of condominium / homeowners fees and special assessments as required.
• Timing payment of operating expenses for utilities, cleaning, maintenance and other routine items.
• Payment of capital expenditures for projects such as replacements, additions and major repairs.
• Manage and reconcile bank and investment accounts for operating funds and reserves.
