Minutes of the Organizational Meeting of the
Hidden Harbor Board of Directors
On April 23, 2015, in the onsite clubhouse

Call to Order:  
Bill Allen called the meeting to order at 6:00 p.m. 

Establishment of Quorum:
Board members present were Bill Allen-President, Mary Dillon-Vice President, Sam Bovalino-Treasurer/Secretary and Directors Ken Lewis and Richard Marquis.  Director Butch VanGraafeiland attended by speaker phone. , Directors Frank Carotenuto and Bob Philbrook were not able to attend.  Kathy Watts represented Dragon Property Management.  

Approval of Minutes from March 26, 2015:
Mary Dillon made a motion to approve the March 26, 2015 Board Meeting minutes.  Richard Marquis seconded the motion and the motion passed by unanimous voice vote.

Treasurers Report:
Sam reported that as of March 31, 2015 the Association has $24,199.77 in the Operating account and $263,477.73 in Reserves.  The Association is in good shape and all bills are paid.  

Old Business:
Panel Doors:  The doors have been replaced for Buildings 7, 1 and 2.  Building 3 is almost complete. Building 4 will be notified of their door replacement date.  One quad will be completed each Wednesday so it will end up being one building per month being competed.  Once the building is completed, the stucco around the door frame will be repaired and unit numbers will be installed.  Residents are requested not to stick any numbers or alter the doors in any way.  

New Business:  

Future Projects:
Property Lighting:  New lighting will be looked into.

Pool Refurbishing:  The information supplied by Price Rite Pools has been sent out for an estimate.

Rec Room Refurbishing:  Tabled for the time being.

Tennis Courts:  Varsity Courts has been contacted and will be scheduling a day to inspect and give an estimate to repair the tennis courts and add the striping for pickle ball.

Next Board Meeting:  The next scheduled Board meeting will be Thursday, September 17, 2015 at 6:00 p.m.

With no further business to discuss, Sam Bovalino made a motion to adjourn the meeting at 6:40p.m.  Mary Dillon seconded the motion and it passed by unanimous voice vote.
