Minutes of the of the
Hidden Harbor Board of Directors
On April 6, 2017, in the onsite clubhouse
Call to Order:
Bill Allen called the meeting to order at 6:00 p.m.
Establishment of Quorum:
Board members present were Bill Allen-President, Mary Dillon-Vice President, Sam Bovalino-Treasurer/Secretary and Directors Butch VanGraafeiland, Frank Carotenuto and Ken Lewis. Kathy Watts represented Dragon Property Management.
Approval of Minutes from March 9, 2017:
Frank Carotenuto made a motion to approve the March 9, 2017 Board Meeting minutes. Sam Bovalino seconded the motion and the motion passed by unanimous voice vote.
Sam reported that all bills are current and the Reserves are being funded on time. As of March 31st, the budget is approximately $2,700 over budget.
Porch frames: Three units were scheduled to be replaced starting Monday April 3rd. Other porches will be replaced on a case by case basis.
Condominium document revision update: The revision is at the attorney for the final set up and will be mailed to all owners as soon as it’s received from the attorney. Management was given the authorization to proceed with the proxy/vote set up and we hope to have it ready for mailing by the next meeting.
Dryer vents: Letters have been sent to all owners and renters advising them that the starting date for the dryer vent cleaning will be Thursday, April 20th and will continue through Saturday the 22nd with them finishing up on Monday the 24th.
Berm grading: Butch VanGraafeiland made a motion to accept the proposal from Greener Seasons Landscaping to grade the berm caused by the ficus tree removal by the tennis courts and add fill dirt and sod for a cost of $1,500 to be paid from the Operating Account. Mary Dillon seconded the motion and the motion passed by unanimous voice vote.
Fencing around sprinkler pumps: Management will get a price to replace the fencing around the sprinkler housing.

-Movie Night” will be held on the last Thursday of the month. The featured movie will be posted on the bulletin boards by the pool and west side of the clubhouse.
Next Board Meeting: The next scheduled Board meeting will be Thursday, May 11, 2017 at 6:00 p.m.
With no further business to discuss, Butch VanGraafeiland made a motion to adjourn the meeting at 6:40pm. Sam Bovalino seconded the motion and it passed by unanimous voice vote.
