Minutes of the Organizational Meeting
Hidden Harbor Board of Directors
On March 26, 2015, in the onsite clubhouse
Call to Order:
Mary Dillon called the meeting
to order at 6:00 p.m.
Establishment of Quorum:
Board members present were
Bill Allen-President (by speaker phone), Mary Dillon-Vice President, Sam
Bovalino-Treasurer/Secretary and Directors Frank Carotenuto, Bob Philbrook,
Butch VanGraafeiland, and Richard Marquis. Director Ken Lewis was
not able to attend. Kathy Watts represented Dragon Property Management.
Approval of Minutes from
February 26, 2015:
Mary Dillon made a motion
to approve the March 26, 2015 Board Meeting minutes. Frank Carotenuto
seconded the motion and the motion passed by unanimous voice vote.
Sam reported that as of
February 28, 2015 the Association has $12,203.87 in the Operating account
and $266,709.67 in Reserves. The Association is in good shape and
all bills are paid.
Panel Doors: The doors
have been replaced for Buildings 7 and 1. Building 2 will be notified
of their door replacement date. One quad will be completed each Wednesday
so it will end up being one building per month being competed. Once
the building is completed, the stucco around the door frame will be repaired
and unit numbers will be installed. Residents are requested not to
stick any numbers or alter the doors in any way.
Pool Update: There
was a leak under the deck which has been repaired.
Association Insurance Companies:
The policy for 2015-16 has been received and fortunately there’s a little
bit of a decrease for the next year.
This issue has been tabled until next month.
Motion to proceed with
complaint in circuit court: Butch VanGraafeiland made a motion
that the law firm of Clayton & McCulloh be authorized to proceed with
a Complaint in the Circuit Court of Brevard County, Florida and/or Arbitration
Petition against Mr. Paul J Irvin and the Owner/Trustee of Condominium
Unit 412 to enforce the Association’s documents regarding a continuing
nuisance, a breach of the peace, rental and/or occupancy of the unit in
violation of Association’s governing documents, or in violation of the
Florida Condominium Act. Mary Dillon seconded the motion and the
motion passed by unanimous voice vote.
Rec Room Refurbishing:
An additional line to the door installation notice will state “per the
Rules & Regulations, storm doors should be the dark bronze in color”.
Next Board Meeting:
The next scheduled Board meeting will be Thursday, April 23, 2015 at 6:00
With no further business
to discuss, Mary Dillon made a motion to adjourn the meeting at 6:45p.m.
Bob Philbrook seconded the motion and it passed by unanimous voice vote.
