Minutes of the Organizational Meeting of the
Hidden Harbor Board of Directors
Held Immediately After the Annual Meeting
On January 28, 2015, in the onsite clubhouse

Call to Order:
Bill Allen called the meeting to order at 6:20 p.m. 

Establishment of Quorum:
Board members present were Bill Allen-President, Mary Dillon-Vice President, Sam Bovalino-Treasurer/Secretary and Directors Bob Philbrook, Ken Lewis, Butch VanGraafeiland and Richard Marquis.  Director Frank Carotenuto was not able to attend.  Kathy Watts represented Dragon Property Management. 

Approval of Minutes from November 20, 2014:
Sam Bovalino made a motion to approve the November 20, 2014 Board Meeting minutes.  Mary Dillon seconded the motion and the motion passed by unanimous voice vote.

Appointment of new Board Members:

  • Butch VanGraafeiland made a motion for 2014 officers also serve the same positions during 2015.   Mary Dillon seconded the motion and the motion passed by unanimous voice vote.
  • Frank Carotenuto, Ken Lewis, Richard Marquis, Bob Philbrook and Butch VanGraafeiland will serve as Directors. 
The 2015 Board of Directors is as follows:
President Bill Allen
Vice President Mary Dillon
Secretary/Treasurer Sam Bovalino
Directors will consist of:  Frank Carotenuto, Ken Lewis, Dick Marquis, Bob Philbrook and Butch VanGraafeiland.

Old Business:
Panel Doors:  The doors are being replaced for the remaining buildings beginning with Building 7.  Letters were sent out with the annual packet and residents will be notified when dates are set for their buildings. Once the building is completed, the stucco around the door frame will be repaired and unit numbers will be installed.  Residents are requested not to stick any numbers or alter the doors in any way.  The Board thanked Butch and his committee for all their hard work researching doors.

New Business:
AC Drain Clean Out:  The AC drains are scheduled to be cleaned out beginning February 2nd and will completed by February 5th.
Pickle Court:  Information is still be complied on the feasibility of using half of one tennis court as also a pickle court.
Storage shed for bikes:  Ken Lewis suggested a shed for owners to store their bicycles and has offered to research sheds and a possible site to install the shed.  All bicycles would need to be registered and a picture taken of the bicycle before any key is signed out for the shed lock. 

Committee Reports:
Barbara Ursin reported that plants will be being replaced as needed in March or April.  There are plans to plants arborcolas outside the rec room sliding doors.


Next Board Meeting:  The next scheduled Board meeting will be Thursday, February 26, 2015 at 6:00 p.m.

With no further business to discuss, Mary Dillon made a motion to adjourn the meeting at 7:00p.m.  Richard Marquis seconded the motion and it passed by unanimous voice vote.
