Minutes of the Annual Meeting
held Wednesday, January 18, 2017, at
in the onsite clubhouse.
Call to Order:
The meeting was called to order by President, Bill Allen at 6:00 P.M.
Calling of Roll, certifying
of Proxies and Establishment of Quorum:
Board members present were
Bill Allen-President, Mary Dillon-Vice President, Sam Bovalino-Treasurer/Secretary
and Directors Ken Lewis, Frank Carotenuto, and Richard Marquis. Butch
VanGraafeiland was present via conference phone. Kathy Watts represented
Dragon Property Management.
Management reported having
39 units represented by proxy and 12 units represented in person, which
did establish a quorum to begin the meeting. The presence of forty-three
units was required to hold this meeting.
Approval of Minutes from
January 20, 2016 Annual meeting:
Linda Allen made a motion
to approve the minutes from the January 20, 2016 annual meeting.
Barbara Ursin seconded the motion and it passed by unanimous voice vote.

Report from the President
Bill Allen read from a list
of accomplishments made by both the Board and Management in 2016:
Sam Bovalino was also thanked
for keeping the finances under control.
We renovated the clubhouse and
Cameras were installed at the
pool area and in the clubhouse with the assistance of Andy Cherry who working
many weeks until it was working properly.
Exploring new types of floor
covering for the breezeway areas.
Improvement in the grounds thanks
to volunteer Barbara Ursin.
Bill stressed that we often
have volunteers and workers on the grounds doing work. If anyone
is not happy with what is being done, the person to contact is Kathy. She
will note your concerns and contact the Board members about them. It would
be inappropriate for anyone to confront or verbally abuse a volunteer or
worker who is simply doing what they have been asked to do. We need to
behave in a civilized manner toward one another.
Bill thanked owners for the
ping-pong table (Mike Hensley from 607) and flat screen TV (Tim Wood &
Mike Carabis from 608) for the clubhouse.
We were fortunate that when
Hurricane Matthew we suffered very little damage to the buildings but did
lost a few trees. Thanks to Bill Allen, Frank Carotenuto, Mary Dillon,
Andy Cherry and Linda Allen for their assistance with picking up loose
debris and taking it to the front of the property for pick up.
Numerous stump grinding should
be completed by the end of the month.
Report from the Treasurer
Treasurer Sam Bovalino reported
the Association ended the year 2016 at approximately $17,000 under budget.
There is also approximately $164,000 in Reserves. Sam stated
we’re in good financial shape.
Bill thanked Kathy Watts, management,
for keeping the Board on the straight and narrow, providing assistance
and always willing to take Board calls, even on nights and weekends.
Bill also stated that while
some of our Board members do not line on site full time, the Board is a
working Board. We work together in the decision making process on
items such as budgets, rules, personnel and improvement. We all pay
a monthly maintenance fee and we all have a vested interest in improving
the property while keeping costs under control.
Presentation of the 2017
As was noted in the mailing
to all unit owners, Management introduced the 7 unit owners who volunteered
to serve on the Board in 2017: Bill Allen, Sam Bovalino, Frank Carotenuto,
Mary Dillon, Ken Lewis, Richard Marquis and Butch VanGraafeiland.
Barbara Ursin thanked the Board
for their continued work
Jeff Parsons asked why the small
bulletin boards by the mailboxes were removed. Bill explained that
most of them were damaged and for the past few months we’ve just been using
the website and the 2 large bulletin boards for information. When
owners need to be notified immediately regarding an issue, a notice is
placed on their door. Ken Lewis made a motion to research costs
for replacement. There was no second but a second was not required
for this action. Kathy Watts stated she had already researched 18”x24”
aluminum bulletin boards and they were approximately $200 each and we’d
need 22 of them. Kathy will look into other options.
Barbara Ursin stated that the
wall on the south side and along A1A needed to be repainted. Bill
stated he would discuss the projection with Dana and some owners present
offered their assistance in painting the walls as a community effort.
Andy Cherry had asked each Board
member to respond to a question of what they are contributing by being
a Board member.
On February 5th, there will
be a Superbowl Party in the clubhouse.
Movie Night” will be held on
the last Thursday of the month. The featured movie will be posted
on the bulletin boards by the pool and west side of the clubhouse.
With no further business
to discuss, Frank Carotenuto made a motion to adjourn the Annual meeting
at 6:50 p.m. Ed Ciercirski seconded the motion and it passed by unanimous
