BOARD MEETING MINUTES
WEDNESDAY, SEPTEMBER 23, 2015
 

CALL TO ORDER:  The meeting was called to order by Jill Vogel at 6:15 pm.

VERIFY QUORUM:  Jill Vogel, Vincent Santino, Karen D’Amato, Pat Baldwin and Toni McCollom.  Kathy Watts represented Dragon Property Management.

APPROVAL OF MINUTES:  
Toni McCollom made a motion to accept the minutes from the April 20, 2015 Board Meeting as presented.  Pat Baldwin seconded the motion and it passed by unanimous voice vote. 

UNFINISHED BUSINESS:
Wall update:  Jill reported that the wall is almost completed.  The broken wood fencing on the northeast corner is the association’s responsibility since it was already falling apart. 

NEW BUSINESS:
Authorization to mail 2016 Proposed Budget:   Jill Vogel made a motion to approve the mailing of the 2016 Proposed Budget with the voting sheet.  Pat Baldwin seconded the motion and it passed by unanimous voice vote. 

Walkway fencing at Buiding 1 & 2:    The white split rail fencing along the walkway is falling apart and has become a safety hazard.  Toni McCollom made a motion to remove the fencing.  Karen D’Amato seconded the motion and it passed by unanimous voice vote.  Quentin Carter offered to assist in its removal.

Plumbing issues:  Due to the age of the building, there have been numerous common pipe issues the past 2 months.  The matter will be further discussed and owners will be notified if there may be an assessment but has been tabled for the time being.

NEXT MEETING:  The next Board Meeting is scheduled for Monday, November 2, 2015 at 6:00pm. 

ADJOURNMENT:  With no further business to discuss, Pat Baldwin made a motion to adjourn the meeting at 7:10pm.  Karen D’Amato seconded the motion and it passed by unanimous voice vote.
